Design services are available for any project. Residential is what the below prices reflect. All other projects will need to be reviewed first and a quote will then be given. Construction plans provides will include the following sheets, including any applicable local building codes/requirements for permits.

• Foundation plan

• First floor plan

• (Additional floors if required)

• Front and Rear elevations

• Side elevations

• 2-3 sheets of details/cross sections

• Roof plan

• Building Codes page (national building code)

• Additional details if required

All floor plans are for design purposes only. Building Contractors are responsible for obtaining the appropriate engineering as required by local codes. Building Contractors are also responsible for obtaining all manufacture/engineered approved truss drawings, engineered floor system drawings and engineered beam specs.

Steps in designing a "Custom Home":

​​

• S.L.RUBY Design will request all information needed for a prelim design.

• Prelim designs consist of floor plans (room dimensions only) and a rough front rendering.

• Once prelims are approved, all (4) elevations and basement plan (if required) will be submitted for approval.

• Final plans will begin once all prelim plans are signed off on.

• Final plans are drawn based on workload. A schedule will be posted on this site to allow for owners to see where they stand as far as completed drawings.

• Typically portions of the final drawings will be emailed for verification ie; layout, materials, dimensions. This is done to make sure all drawings are "Finished" version once completed.

FEE SCHEDULE:

All custom homes are priced the same. All custom homes will be "PERMIT" ready once completed.

​

Custom Homes Design fee : $1.35 per square foot*

​

All edits post "PERMIT" drawings : $150 per edited sheet

​

Additional renderings in addition to final rendering included:

• $350 (rendering on clients land)

• $150 (rendering of interior room)

• $450 (rendering in V-Ray Realistic)

​

*square foot costs are based on finished floor. All unfinished basement/garage area will not be charged separate. garages w/ living space above will be included in square footage quote.
